Preston Hollow Home Prices by Area in 2026: What Matters

Two Preston Hollow homes can sit half a mile apart, share a decade of construction, present nearly identical square footage, and close $1.5 million apart. Buyers who arrive from the Park Cities or from out of state usually see this once and assume the difference is finish level or a hidden defect. It almost never is.

The gap comes from three invisible lines running through the neighborhood, and a fourth one being drawn right now at the corner of Preston and Royal.

Start with the friction: the address is the appraisal

The single most common surprise in a Preston Hollow transaction is that two nearly identical homes are not comparable at all, because they sit on opposite sides of a boundary the MLS listing does not show. Before touring, before running comps, before writing an offer, three things need to be verified against the specific street address:

  • Which school district the parcel is zoned to
  • Whether the lot's value is being underwritten as a house or as dirt
  • Whether the parcel is west or east of the Dallas North Tollway

Each of those answers moves the number by six or seven figures. Getting any of them wrong is how buyers end up either overpaying for the wrong side of a line or dismissing a home that was actually the best-priced house they saw all quarter.

The Tollway splits the neighborhood in half

West of the Tollway is what long-timers call the Estate Area. This is Old Preston Hollow proper, Strait Lane, Volk Estates, segments of Park Lane. Lots run one to six acres, streets curve, homes sit far back from the street, and pricing routinely falls between $3 million and $20 million and higher on trophy parcels. The Agency Dallas's early-2026 report puts the trophy tier at $10 million to $50 million plus, concentrated along Strait Lane and selected Volk Estates and Old Preston Hollow streets.

East of the Tollway is a different market wearing the same neighborhood name. Lots are generous by Dallas standards but more modest, closer to sub-acre. The housing stock is a blend of updated 1960s to 1980s traditional homes, full teardown rebuilds, and new construction. Pricing typically runs $1.5 million to $4 million. The lifestyle premium is walkable access to Preston Royal, Central Market, and Texas Health Presbyterian Hospital rather than seclusion.

Redfin's Preston Hollow East sub-market data for November 2025 shows a median sale price of $3.5 million at $634 per square foot, up from the prior year. The neighborhood-wide median for early 2026 sat closer to $2.2 to $2.5 million depending on the month, per Redfin's whole-neighborhood snapshot. That gap is not a data error. It is the Tollway.

The HPISD carve-out is the highest-leverage line

Most of Preston Hollow is zoned to Dallas ISD, feeding Preston Hollow Elementary, Franklin Middle School, and Hillcrest High School depending on the street. A small southeastern pocket, generally east of the Tollway and south of Royal Lane, falls inside Highland Park ISD instead. Those addresses feed Hyer or University Park Elementary, then McCulloch Intermediate, Highland Park Middle, and Highland Park High School — the same schools serving Highland Park and University Park proper.

The premium for that carve-out is real and measurable. Recent luxury market analyses of the area put it at roughly $200,000 to $500,000 or more over an otherwise comparable DISD-zoned home on the same block pattern. The tax picture actually reinforces the premium rather than offsetting it: HPISD-zoned Preston Hollow parcels carry a total rate of roughly 1.95 to 2.15 percent, while DISD-zoned parcels run 2.1 to 2.4 percent. On a $2 million home that is roughly $39,000 to $43,000 a year on the HPISD side against $42,000 to $48,000 on the DISD side, which means the HPISD buyer is paying more up front for the address and less annually for the taxes.

The critical mechanical fact is that the district boundary does not run around Preston Hollow. It runs through it. Two houses on the same street can sit on opposite sides of it. Verification of the exact address against the HPISD attendance zone map before writing an offer is not a formality. It is the offer.

For families whose plan is private school anyway, that logic inverts. St. Mark's, Hockaday, and Ursuline Academy are inside a ten-minute drive from most Preston Hollow addresses, and buyers who intend to use them often price the HPISD premium out of their search entirely and redirect the savings into tuition, a larger lot, or both.

Sometimes the house is not what you are buying

On certain estate blocks, older single-story homes trade at prices that make no sense as houses. They make sense as land. An older ranch on a 1.2-acre Old Preston Hollow lot is not a comparable sale to a 1990s French chateau of similar square footage. It is a comparable to other land purchases, with the existing structure functioning as a placeholder until permits clear.

This pattern is common enough that appraisers and agents on the estate side treat dirt sales as their own comparable category. It is why per-square-foot metrics compress on the highest-value lots and why a buyer who anchors on $/sqft as a shortcut for value will consistently misread the market. A $1.4 million teardown candidate and a $6 million finished estate half a mile away can share a per-square-foot number that means nothing.

Zillow research cited in recent Dallas luxury analyses found that existing-home buyers now sit on lots roughly 1,900 square feet larger on average than new-build buyers nationally, and average new-build lot size has shrunk 460 square feet since 2018. In a neighborhood whose identity is lot size, that trend puts a floor under land-value pricing that has little to do with the structure sitting on it.

The fourth line is being drawn at Preston and Royal

Buyers touring East-of-Tollway inventory in 2026 need to understand a fourth boundary that did not exist eighteen months ago. At the southwest corner of Preston Road and Royal Lane, on the seven-acre former site of two-story medical offices damaged in the October 2019 EF-3 tornado, Dallas-based Burk Interests and partner Greenway Investment Company have applied to rezone the parcel for a mixed-use tower project.

The site currently carries Community Retail zoning with a 54-foot height cap. The initial proposal called for buildings up to 325 feet, including a 28-story hotel and a 24-story condo tower. Following community pushback, the developer revised heights downward. As of June 2026, the hotel-condominium tower is proposed at 240 feet with roughly 50 condos and 150 hotel rooms, the apartment tower at 210 feet with about 175 units, alongside an 11-story office building, per reporting in the Dallas Morning News and People Newspapers.

Opposition has organized under Preserve Preston Hollow, which reports more than 4,300 signatures on petitions against the rezoning. Councilmember Gay Donnell Willis hosted a community meeting at St. Luke's Episcopal Church on May 18. A City Plan Commission hearing was scheduled for June 25.

For a buyer considering a home on Orchid Lane, Brookshire Drive, Stichter, or the 5800 Royal condominiums, this matters in a specific way. The zoning outcome will determine sightlines, traffic patterns at an already stressed intersection, and school-hour access to Saint Mark's, the Winston School, and Park Cities Day School preschool across Royal. The pricing on those blocks in mid-2026 reflects that uncertainty, which cuts both ways. There is a scenario where the project scales further down and prices firm up, and a scenario where approval as filed reshapes the corner permanently. A buyer writing an offer within sightline of Preston and Royal this year is taking a position on that outcome whether they intend to or not.

How to actually shop Preston Hollow in 2026

The neighborhood rewards buyers who slow the search down and price each address on its own terms.

  1. Pull the HPISD attendance zone map and verify every candidate address against it before touring.
  2. On any block west of the Tollway, ask the listing agent how recent dirt sales on the street have traded, separately from finished-home sales.
  3. On any East-of-Tollway address near Preston and Royal, review the current status of Zoning Case Z-26-000007 at Dallas City Hall before committing.
  4. Price the private-school-versus-HPISD-premium math explicitly. On a $2 million purchase, the HPISD premium can equal several years of private tuition, and the answer is different for every family.
  5. Ask your agent for the last twelve months of closings on the specific street, not the neighborhood, and read them against lot size rather than square footage.

A short FAQ

Is Preston Hollow one market or several? Functionally several. West of the Tollway is an estate market. East of the Tollway is a family-home market. HPISD-zoned addresses are a third sub-market. Older homes on large lots are a fourth, priced as land.

Does the Preston + Royal proposal affect West-of-Tollway estate pricing? Directly, no. Indirectly, it has hardened neighborhood attention on scale and density, which tends to strengthen the case for the sub-neighborhoods designed around seclusion.

Is Preston Hollow Village the same kind of project? No. Preston Hollow Village is a 42-acre mixed-use development at Walnut Hill Lane and Central Expressway anchored by Trader Joe's and Orange Theory, with three eight-story residential buildings totaling 526 units. It sits at the neighborhood's northern edge and did not require the kind of height rezoning the Preston and Royal proposal requires.
